I use electronic lockboxes on the property in order to control access and have a digital record of all showings. No inconvenience to you as the owner. No unescorted prospective tenants will be permitted in the home. Any requests for showings by unrepresented tenants will be handled directly by me or a member of my brokerage.

Online Rental Applications
All application data is presented to you in an easy to read and comprehend format. Our online process collects tenant data, information about additional occupants and pets and rental and employment history.

Tenant Screening
Thorough credit, rental and employment histories are reviewed for each potential tenant. Supplemental supporting documents such as proof of income and tax documents are collected. Entire application package is reviewed with owner/landlord.

Tenant Selection
With our guidance and that of local and federal requirements, owner will select a tenant to extend a conditional rental approval. Where applicable, a full criminal history will be obtained and the conditional offer will be revoked or upheld based on results.
Lease Execution
Once a tenant has been selected, we will draw up the appropriate lease and supplemental addenda. In addition, we will assist the landlord/owner with jurisdictional licenses and inspections to ensure he/she is in full compliance with local authorities. If landlord is not electing to do full management services, we can recommend sites for DIY rent collection and record keeping.
